Commercial and strata cleaning software, with the proof built in.
Extrua Dispatch is job management software for commercial and strata cleaners: contract cleans and night cleans on one schedule, checklists built from the specification, and the reports, inspection scores and site issues your client sees in their own portal. It runs the founder's own Sydney commercial cleaning business, every day.

Every question from the committee has a screen behind it
Strata managers and facilities teams answer to someone. Dispatch turns the work your cleaners already record into the answers they need, without anyone building a report by hand.
“What did you actually do this month?”
The monthly service report
One page per site per month: visits done, checklist items ticked, shared inspection scores, and site issues raised and resolved. Your client sees it in their portal and can print it for the committee.
“How do you check the work?”
Scored inspections
A supervisor scores each area of a visit from 1 to 5, with notes and a summary, and shares it with the client. Set how often each site is inspected, and a list shows which sites are overdue first.
“There's a leak in the car park.”
Site issues from the crew app
The cleaner reports it from their phone, marked normal or urgent. The office tracks it to resolved and chooses whether the client sees it.
“Who has our keys?”
The keys register
Every key, fob, card and remote you hold for a client, and where each one is now: with which staff member, in the office, back with the client, or lost. Every hand-over is in the history.
“Send us your insurance and SWMS before you start.”
The compliance pack
One printable page per client: your insurance certificates (a lapsed one is flagged before you send it), what's cleaned and how often, the chemicals used, your SWMS, and who cleans at the site with the checks the client requires.
“Our accounts team won't pay without a PO.”
POs and work orders on every invoice
A visit carries the client's work-order number and a regular clean keeps it. Mark a client as needing a PO and an invoice without one waits as a draft, saying why, instead of going out.
Watch it work · about a minute each
Bring the contracts across, then watch the margin
The first shows your clients and regular cleans moving across from a spreadsheet in an afternoon. The second shows the dashboard: revenue, profit, who owes you, and this week's booked work against labour cost.
No weeks of re-typing
Move your business across in an afternoon
Bring your clients across from a spreadsheet, set your regular jobs, invite the team. Your money history comes with you.
No more spreadsheet guesswork
Know your numbers without a spreadsheet
Revenue, profit, GST for the BAS, who owes you, and this week's booked work against labour cost — one screen.
Captions are on, so they work on mute. Want to click around yourself? Open the live demo.
The specification
The monthly jobs get done on the right visit.
Every contract has its daily, weekly, monthly and quarterly tasks. Set each item’s frequency once and it lands on the right visit of the regular clean, so the skirting boards and light fittings are done when the specification says: not every week, and not never. Required items stop a visit being marked done until they’re ticked.

What a contract asks for, beyond the clean
The parts of commercial work that usually end up in a spreadsheet, a folder or someone's memory.
A complaints log you can show
Every complaint in one list, however it arrived, with the visit it's about, what was done and who closed it, plus how long closing takes. Book a free return visit from it, never invoiced.
Night cleans are one visit
Book 7pm to 1am and it's one visit that finishes the next morning, up to 10 hours long, on every visit of a repeating clean.
Inductions and checks at booking
Record who has done each client's site induction and until when, and the checks a client requires, such as a police check. Every booking screen warns or blocks, as you choose.
Attendance you can show
Cleaners clock on from their phones with GPS at the site, even in a basement with no signal, so you can show when someone arrived and left.
One price for each person on the app
Pay for the cleaners, supervisors and office staff who use the app. Sites and clients cost nothing to add.
Starter

Questions commercial cleaners ask
What can my strata or commercial client see?
Their portal has a monthly service report for each site: visits done, checklist items ticked, shared inspection scores, and site issues raised and resolved, ready to print. They see the inspections and site issues you choose to share, and if you share your compliance pack, a Compliance tab with your certificates in force, the scope, the chemicals and your SWMS.
Can the checklist follow our cleaning specification?
Yes. Each checklist item says how often it's done: every visit, monthly, quarterly, every 6 months or every Nth visit, and it lands on the right visit of a regular clean. Items can be required (the visit can't be marked done until they're ticked) or need their own photo, and a cleaner who can't do one marks it with why.
Can I keep the complaints log a tender asks for?
Yes. Every complaint goes in one list, whether it came by phone, email, text or a low visit rating, with the client, the visit it's about, what was done and who closed it. The list shows how long closing takes, and you can book a free return visit from a complaint, which is never invoiced. Nothing is sent to the client: replying stays yours.
Do invoices carry the client's PO or work order?
Yes. A visit can carry the client's work-order number, every invoice starts with that reference or the client's PO, and it goes to Xero with the invoice. Mark a client as needing a PO and an invoice without one is held as a draft until it has one.
Can a night clean run past midnight?
Yes. A clean booked from the evening into the next morning is one visit, up to 10 hours long, including on every visit of a repeating clean.
How much does it cost?
Per person on the app: Starter $53, Growth $57 and Pro $69 a user a month, in Australian dollars, with no GST charged. Sites, clients, jobs and invoices are unlimited. The 14-day trial is free for your first user; extra users are billed when you add them.
